🔹 Second Mortgage: 10% LVR component

The total loan represented an overall 65% LVR, based on the current valuation of the site. This strategic structure enabled the borrower to meet the acquisition timeline while keeping the primary loan amount conservative and manageable.

A key feature of this facility was the option for the borrower to repay the second mortgage portion within three months—which they successfully did. This reduced the ongoing LVR to 55%, improving the borrower’s financial position while enhancing the lender’s security.
